Service Agreement

This Service Agreement outlines expectations, responsibilities, and limitations related to the services provided. Our goal is clear communication, transparency, and a professional working relationship from start to finish.

By approving an estimate, invoice, or allowing work tobegin, the client agrees to the terms below.

1. Scope of Work

The scope of work is limited strictly to the services described in the written estimate, proposal, or work order approved prior to starting.


Any work not specifically listed is not included. Additional work requires written approval before being performed.


2. Estimates & Pricing

Estimates are based on visible conditions and information available at the time of evaluation. Pricing assumes normal site conditions.

Pricing may change if:

- Hidden or unforeseen conditions are discovered

- Site conditions differ from what was observed

- Additional work is requested

- Client-provided information is inaccurate or incomplete

Any adjustments will be communicated prior to proceeding.


3. Change Orders

Any modification to the approved scope requires a written change order. Change orders may affect pricing, scheduling, and timelines. No additional work will be performed without approval.


4. Client Responsibilities

The client agrees to:

- Provide safe and clear access to the work area

- Secure pets and remove fragile or personal items

- Ensure utilities (water, power, access) are available

- Communicate expectations clearly before work begins

Delays or added costs due to unmet conditions are the client’s responsibility.


5. Scheduling & Delays

Schedules are based on availability, material delivery, and site readiness. Start dates are estimates and may change.

Delays may occur due to weather, material shortages, inspections, third-party coordination, or hidden conditions. Such delays do not constitute breach of contract.


6. Materials

Materials may be supplied by the client or by us, as agreed.

We are not responsible for defects, delays, or performance issues related to client-supplied materials. Labor associated with defective or unsuitable materials is not covered under warranty.


7. Workmanship & Finish Expectations

All work is performed using reasonable professional standards appropriate for residential handyman and home improvement services.

Due to existing structures:

- Minor cosmetic variations may occur

- Perfect uniformity cannot always be guaranteed

- Repairs may blend but not fully match surrounding finishes


8. Warranty

Workmanship is warranted for a limited period as specified in the estimate.

The warranty does not cover:

- Normal wear and tear

- Misuse, neglect, or lack of maintenance

- Client-supplied materials

- Work performed by third parties


9. Existing Conditions & Hidden Defects

Existing homes may contain hidden issues (water damage, rot, mold, electrical deficiencies, structural concerns). We are not responsible for correcting conditions that were not visible or reasonably discoverable prior to starting work.


10. Payments

Payment terms are outlined in the approved estimate or invoice.

Deposits may be required before scheduling or material purchase. Final payment is due upon completion of the agreed scope unless stated otherwise. Failure to pay may result in suspension of work and additional fees.


11. Cancellations

Cancellations must be communicated in advance.

Deposits may be non-refundable once materials are ordered, time is reserved, or work has begun. Cancellations after work begins may result in charges for completed work, materials, and scheduling impact.


12. Limitation of Liability

We are not liable for indirect, incidental, or consequential damages, including loss of use, inconvenience, or conditions beyond the scope of work performed.


13. Acceptance of Terms

By approving an estimate, making payment, or allowing work to begin, the client confirms acceptance of this Service Agreement.


14. License & Scope Limitation

Some services may be provided as handyman work or project coordination only and do not include licensed contractor services, permits, engineering, or licensed trade work unless explicitly stated in writing.
